Before considering a real estate career, you should review these commonly asked questions.
Q: How do I receive a license in the state of New York?
A: You must successfully complete a 45 hour pre-licensing course. You will be given an exam at the end of the course. You must pass this exam as well as the New York State walk-in exam, given by the Department of State. You must find a sponsoring Broker who will hold your license and supervise your activity as a sales associate. This Broker will sign your license application. Once you have a course certificate, completed application, pass slip from taking the New York State exam and a $50 check, you have the four necessary items to receive a license in New York.
Q: What expenses will I incur once I have a NY license?
A: Principal Brokers are, generally, members of a Board of REALTORS and are multiple listing service participants. Therefore, all of the sales associates and broker associates of the brokerage firm must follow the Principal Broker’s lead and, as a necessary standard, become REALTOR members. There are membership dues and entrance fees as well as Multiple Listing Service fees, the combination of which totals between $1,000 and $1,500.
Other expenses will be outlined by the Broker’s policies. Business cards, advertising, errors and omissions insurance, name riders and cell phones are among the initial expenses a new licensee will bear. Ask the Broker ahead of time, so you are fully informed and comfortable.
Q: How do I begin building my real estate career once I have signed on with a Broker?
A: Training is necessary. Every new licensee needs orientation in the areas of administration, law, office policies, technology and business building. At Coldwell Banker George T. The real estate simulator, the e-fast start virtual classroom training and the classroom in-house training are all mandatory.
